Vilnius has the highest office rents in Baltics

Of the three Baltic capitals, Vilnius is the most expensive and Riga the least expensive place to take up office space, it appears from a survey by the real estate services company Colliers, cites LETA/BNS.

Rent rates for Class A buildings in the capital of Lithuania ranged from 13.5 to 16.5 euros per square meter, compared with 13 to 16.2 euros in Tallinn and 13 to 16 euros in Riga, Colliers Property Snapshot for the third quarter of 2017 shows.

 

For Class B1 office spaces rent rates ranged from 9 to 13.5 euros in Vilnius, from 9 to 12 euros in Riga and from 8.6 to 13.5 euros in Tallinn.

 

In the rent of retail premises, Riga topped the list with rates from 30 euros to 55 euros per square meter in prime shopping centers. In Tallinn the range of rates in prime shopping centers was from 23 to 48 euros and in Vilnius from 25 to 48 euros.

 

Prime high street rents ranged from 40 to 50 euros in Riga, from 30 to 45 euros in Tallinn and from 28 to 60 euros in Vilnius.

 

Rent rates for industrial properties were highest in Tallinn, ranging from 4 to 5.1 euros. In Vilnius their range was from 3.8 to 5.2 euros and in Riga from 3.5 to 4.5 euros.

 

Office rent yields were the highest in Latvia and Lithuania, respectively 6.75% and 6.5%. In Estonia the average yield was 6.25%. For retail properties the average yield, according to Colliers, was 6.75% in Latvia and 6.5% in Latvia and Estonia.

 

Industrial properties brought their owners a yield of 8% on the average in Latvia and Lithuania and 7.75% in Estonia.
